Property Maintenance Operative, Complex Females, 37.5hrs

Contract:

• 37.5hrs, Permanent

Key Responsibilities:

• Maintenance& Repairs: Conductingregular checks, performing minor repairs (plumbing, carpentry, flooringreplacement, painting), and ensuring electrical and heating and lightingsystems are functioning
• Voids: Ensuring all voidrooms are brought to decent home standards in line within contractual timelinerequirements.
• Security: Management of thesecurity of the site including access control systems, conducting lock changes,patrolling the site and immediate perimeter, setting alarms, and monitoring theworking order of surveillance equipment.
• Cleaning& Groundskeeping: Maintainingcleanliness of communal areas and managing site tidy-up, including litterremoval, gritting paths, and tending to yard areas and gardens.
• ContractorManagement: Bookingand supervising external contractors for major repair or specialist work.
• SiteOperation & Safety: Ensuring compliance with all health and safetyregulations whilst using the housing health and safety rating system assessmenttool to ensure safe, healthy a residential properties inclusive of conductingfire alarm and PAT testing
• Stock Control: Monitoring and ordering cleaning supplies,furniture, and equipment.

Essential Requirements:

• Good basic education to GCSE standard or equivalent (GCSE grade C orequivalent in Maths and English).
• Experience of working in a busy office environment.
• Experience of working within property management and compliance.
• Good knowledge of and confident using Microsoft systems inclusive of Word, Excel and other software systems.
• Knowledge of legal and statutory obligations with regards to property and tenancies.
• Knowledge and understanding of risk assessments.
• Full UK Driving licence and access to transport
