    Caretaker - 40hrs

    General Responsibilities

    ‍

    Cleaning:

    • Vacuum carpets and clean all designated areas to a high standard
    • Wipe, polish and dust surfaces
    • Spot‑clean spillages
    • Empty, clean and appropriately dispose of rubbish from bins
    • Mop and buff hard floors
    • Clean internal glass, door glass and external sides of designated windows
    • Tidy and straighten furnishings
    • Wash down walls and support redecoration when required
    • Sweep yards, remove litter and clear debris from paths, grassed areas and entrances
    • Clean lampshades and light diffusers
    • Keep fire escape routes clear
    • Clean soffits, bargeboards and external lights
    • Remove moss and weeds from hard surfaces
    • Disinfect drains and dustbins regularly

  • Caretaking:

    • Maintain the general upkeep and care of properties
    • Carry out minor repairs to fixtures, fittings and equipment
    • Check for damage on arrival at properties
    • Test fire alarms fortnightly and maintain test records
    • Undertake grounds maintenance (grass cutting, strimming, weeding)
    • Inspect roofs for pooling, debris and plant growth
    • Check gutters for blockages and ensure downpipes are secure
    • Manage minor plumbing issues
    • Make safe any hazards and cordon off areas when needed
    • Ensure buildings are secure and locks function correctly
    • Check CCTV, alarm systems and intercoms are operational
    • Ensure gates close securely and fencing is intact
    • Check lighting and heating systems are working effectively
    • Ensure gas/electric meters are safe and untampered
    • Keep external paving/slabs free from hazards
    • Maintain notice boards with up‑to‑date information
    • Safely remove and dispose of needles/sharps and drug paraphernalia
    • Assist with furniture removals, installations and assembly

    Management and Complaince:

    • Record all work completed and maintain accurate logs
    • Report defects to the Assistant Head of Housing/Facilities Manager
    • Escalate repairs beyond the scope of the caretaker role
    • Work closely with the Property Management Team to maintain standards
    • Use appropriate PPE and equipment at all times
    • Monitor, order and maintain cleaning supplies and equipment
    • Report or remove hazards to protect staff, service users and visitors
    • Attend regular meetings with management teams
    • Work in line with Humbercare Ltd policies, practices and procedures
    • Carry out any additional duties required to support the Housing Service

    Essential Requirements

    • Educated to a satisfactory standard, with the ability to communicate effectively both in writing and verbally
    • Computer literate, with good working knowledge of Microsoft Office and related applications
    • Good experience in cleaning work, building maintenance and DIY, including decorating
    • Knowledge of the basic principles of site management
    • Understanding of the importance of health and safety legislation
    • Experience of techniques required to repair damaged or defective equipment or resources
    • Excellent organisational and time‑management skills, with the ability to coordinate and manage a varied workload
    • Physically fit and able to carry out duties
